I’m Kita Martinez, a Florida Realtor® since 2020 and Transaction Coordinator serving agents throughout Tampa Bay and across Florida. Having worked through real estate transactions firsthand, I know how much goes into keeping deadlines, documents, communication, and compliance on track.

I help agents stay organized from contract to closing by coordinating with title, lenders, agents, and clients, tracking important dates, preparing documents, and helping files move forward smoothly. I started offering TC services because I saw how much agents need dependable support behind the scenes, especially when they are busy serving clients and growing their business.

Where does your work end and mine begin?
You stay the agent of record on every decision. We coordinate, chase, confirm, and document: deadlines, deposits, addenda, title, lender, and compliance. Negotiations, pricing strategy, and advice to your clients stay with you; that’s your license and your relationship. When a file needs your client directly, we reach out and copy you, so you always know what was said. Nothing moves without you seeing it.
Why does it matter that a Realtor runs my file?
Because we read your contract the way you do. Transaction FL is led by Kita Martinez, a Licensed Florida Realtor & transaction coordinator. FR/BAR forms, addenda, and the brokerage-compliance side aren’t something we learned secondhand, so your deadline calendar comes off the contract’s actual terms, not a template. Our role on your file stays administrative: we never solicit your clients, never share your file, and never touch your side of the commission.
When do I actually pay?
When the file closes. $400 flat per side, per closed transaction. Represent both sides and each side is its own $400. Listing and compliance is an optional $125 per listing file. No retainers, no monthly minimums, no hourly meter, and unlimited buyer offers are included. Nothing is due before closing.
Signed today. Can you start today?
Yes. The file opens the same day. Send the executed contract and we open it that day: parties, dates, contingencies, then a deadline calendar built from the contract’s actual terms, with reminders to all sides from day one. Not under contract yet? Start with the intake form and we’ll prepare the offer or package your listing documents from there.
What if I already have a TC?
Then we’re your overflow, not your replacement. Most agents at volume already have coordination in place. We take the files that don’t fit: the week everything closes at once, the stretch when your coordinator is out, the deal that lands mid-vacation. No minimums and no retainer, so you can use us for one file or for twenty, and you only pay when a file closes.
Do you cover my county?
If it’s in Florida, yes. Statewide and remote-first. Signature follow-up runs on DocuSign and Authentisign, HOA and condo documents are ordered where they apply, and your brokerage compliance file stays complete and audit-ready wherever you hang your license.
File rescue
